So that anyone building a first store can see which stage they are at. Here is the order from first enquiry to handover, what is decided at each stage, and what we ask of you. The pace shifts with the property and the conditions of the building.

01Inquiry
Get in touch at whatever stage you are at.
It is fine if little has been settled yet. With store construction, where the conversation starts decides what comes next.
- Still looking for a property
- You are welcome to talk to us before the place is settled. If you have drawings or photos of a candidate, we can say what work is likely to be needed. Power and water, the routes for ventilation and exhaust, the route for bringing materials in. These are the things that start to matter once you have signed the lease. Because the search for a property adds time of its own, the handover date is harder to pin down.
- The property is settled
- It starts with looking at the site. What to keep of the current state, where to intervene, and where and how the services you need will go. We set this out alongside the store you want to make. It is fine if no designer has been appointed yet.
- The drawings are ready
- It starts by setting the drawings against the conditions on site. 天六ぼんてん, on the ground floor of an apartment building, came to us from a design studio. How to fit the drawn form to the state of the building and the narrow road in front of the store. Design and construction keep their separate roles, and we work it through on site.
- What we ask of you
- The location and floor area, the kind of business planned, the timing and budget you have in mind, and any drawings or photos you hold. Whether a designer is appointed, and whether there is equipment you will supply yourself, as far as you know.
02Survey
See the site, and set it against the drawings.
The conditions drawings cannot show, we check on site.
- What HATASTA does
- We visit the site and check which floor the space is on, how wide the delivery entrance and the road in front are, the hours available for work, and how far the existing walls, floor, ceiling and services can be used. What we see here shapes the work and the way it is arranged.
- What we ask of you
- Please tell us what you know of the lease and of any arrangements with the building or its managing company. We also ask you to arrange keys and attendance for the site visit.
03Estimate
The estimate sets the scope of the work.
From the conditions we have checked, we issue an estimate that writes out the scope and content of the work.
- What the estimate sets out
- How far this project includes demolition and disposal, walls, floors and ceilings, power, air conditioning, water and drainage. Where design fees, work carried out by the building side, or kitchen equipment you supply yourself are handled separately, that division is written in too.
- What is still to be decided
- Parts that only become clear after demolition, and specifications not yet chosen, are given to you apart from the settled items.
- What we ask of you
- Please read it through and ask about anything that is unclear. What makes the cost move is set out in our thinking on costs and estimates.
04Agreement
The agreement, and getting ready to start.
Once you have checked the scope, the figure and the schedule, we exchange the contract documents.
- Decided before work begins
- The start date and the planned handover date are settled here too. Where the opening day is already fixed, we work back from it to build the schedule.
- Preparing to start
- Arranging the specialist trades, ordering materials, drawing up the programme. Protecting the parts that stay comes at this stage too. At ひのき酵素浴 ひのきばこ, we took care throughout for the landlord living on the floor above. In a building that is open for business, the hours for noisy work and for bringing materials in may already be set.
- What we ask of you
- If there are dates that cannot move, such as an opening or an event, please let us know early. Where the building manager or the landlord needs to be contacted, please tell us who to speak to.
05Construction
Once the work has begun.
This is what happens once the site is moving.
- How the work proceeds
- Broadly, it runs in this order: demolition, the parts that will sit hidden beneath the finishes, the pipework and wiring for the services, then the finishes. It shifts with the conditions on site.
- One point of contact
- From managing the programme and coordinating with the designer and with you, through to construction with trusted specialist trades, HATASTA carries it through. We take on kitchen and services work alongside the interior, not only the interior itself.
- What comes to light during the work
- Conditions that the drawings did not show can appear once demolition starts. At the yakiniku restaurant 㐂舌 響, we adjusted the finishes around the beams to suit what the old timber building revealed once it was opened up. When the work needs to change, we come to you with what it means for the figure and the programme.
- What we ask of you
- There are moments, such as colours and finishes, that we would like you to decide by looking at the site. We ask you to set a time and come and see.
06Handover
What we check before handover.
When the work is done, we go through the finished space together.
- What HATASTA does
- We check that the services run, put right anything that stands out, and then hand over. If there is anything to watch for in using the equipment, we tell you at this point.
- What we ask of you
- We ask you to look over the finished work. If something comes up after handover, please get in touch then too.
07Schedule
How long the work takes.
From first enquiry to handover we look at around two to three months when things move quickly, and roughly two to four months in general. It changes, though, with the stage at which the conversation began and with the property and the building.
- The length of the construction itself
- For a small store, we put the construction at about a month. It shifts with the floor area, the content of the work and the conditions of the building.
- The length from enquiry to the start of work
- This part changes with the situation. Whether you come to us with the drawings ready, with the property settled, or from the search for a property. Procedures on the building side, or waiting for equipment to be delivered, can also come into it.
- Sometimes we work to the building’s programme
- At AOI NAPOLI in Tennoji, the pizza oven was lifted in by crane at the foundation stage, before the building stood, and once it was set we waited for the building to be completed. Where we keep step with the construction of the building itself, that programme is part of the thinking.
- When the opening date is already set
- Working back from the day you want, we tell you what needs deciding and by when.
